HOUSING DATA INVENTORY AND ANALYSIS

Pursuant to §9J-5.010, F.A.C., this section provides an inventory and comparison of housing characteristics identified in the 1990 Census of Population and Housing for Islamorada, Village of Islands and Monroe County.  Since Islamorada, Village of Islands was not incorporated at the time of the 1990 Census, data for Islamorada was obtained from the two Census Block Numbering Areas (BNA) comprising the Village, BNA 9708 and 9709. 

 

Dwelling Units by Structure Type.  Table 3-1 denotes a comparison of dwelling units by structure type for Islamorada, Village of Islands and all of Monroe County.  Islamorada had a slightly higher percentage of single- family dwelling units than Monroe County.  Single- family units accounted for 59.59% percent of the total housing stock for Islamorada in 1990, while Monroe County's percentage of single- family units is less than 50%.  Islamorada and the County had similar percentages of multi-family units (27.97% versus 26.36%, respectively).  The percent of mobile homes in the entire County was more than twice the percentage in the Village (25.78% versus 12.44%).

Tenure.  Table 3-2, Dwelling Units by Tenure, presents a comparison between owner-occupied dwelling units and renter-occupied dwelling units in Islamorada and Monroe County.  As shown in Table 3-2, in 1990, approximately 45.99% of total housing units in Islamorada were owner-occupied, which is similar to the 45.12% in Monroe County.  The percentage of renter-occupied units in Islamorada, Village of Islands was 17.57%, which was lower than Monroe Countys 27.54%.  Monroe County also had a higher percent of vacant units (over 10%), compared to the Village (just over 4%).

A.    Vacant Units.  In 1990, a significant proportion of the housing stock was listed as vacant in Islamorada and Monroe County.  This percent is high due to the numerous homes being owned and used by people living other places. Approximately 1,327 housing units in the Village were identified in the 1990 Census as being for seasonal or occasional use.  This accounted for over 74% of the total vacant units in the Village.  Table 3-3 shows the breakdown of vacant dwelling units for Islamorada and the County.

Age of Year-Round Housing Units.  Table 3-4, Age of Year Round Housing, compares the chronology of home construction in Islamorada and Monroe County to 1990.  This data shows that almost 70% of the housing units in Islamorada and almost 60% of the Countys housing units were built between 1970 and 1990.  The majority of year-round housing unit construction in Islamorada and Monroe County took place during 1980s (39.52% and 30.27% respectively).

Contract Rent.  In 1990, Islamorada had a median gross rent of approximately $592 per month.  Monroe County had a median contract rent of approximately $516.00 per month.  Table 3-5 lists the number of housing units by gross rent.
